    Upon completion of design documents all subcontractor, material, and general conditions costs in excess of $20,000 are competitively bid, summarized, and presented to the owner for review. These costs are then used to determine the Guaranteed Maximum Price for the project.

Design-Build

Sullivan Construction works directly for the owner as the single point of contact. This enables us to manage the process efficiently, add value during the design phase and take all of the pressure off the owner.

  • Provide single-source responsibility and project management for all aspects of design, budgeting, safety, closeout and warranty administration

  • Establish design and budgeting parameters with the owner at project onset

  • Suggest cost saving alternatives in design and materials

  • Review sustainability options including: LEED accreditation, Solar,

  • Assist owner with coordination of owner related materials

  • Identify potential construction variables and provide solutions

  • Pre-qualify subcontractors and venders

  • Qualify and tabulate all bids, and present to the owner for review

  • Make recommendations to the owner for contract awards

  • Identify long-lead items and suggest methods of procurement beneficial to the overall project schedule and budget

    The Construction Manager is responsible for all elements of construction; providing the owner with the single source of responsibility. The CM provides detailed cost reporting, scheduling, and project documentation. We adhere to an open-book policy with all project records and documentation available for review by the Owner at any time.
